Cobbe v Yeoman's Row Management Ltd [2008] UKHL 55 is a House of Lords case in English property law and relates to proprietary estoppel in English contract law.

The claimants entered into an oral agreement with the defendants in respect of the redevelopment of their property. The defendant subsequently withdrew from the agreement once the planning permission for the development had been obtained.
The House of Lords ruled that the unconscionable behaviour of the defendant did not give rise to either proprietary estoppel or a constructive trust in favour of the claimant.[1]
